Lehman Property Management offers full service property management. This is our premium package and allows independent rental owners the ability to offer professional service to their tenants. This includes access to our professional leasing services and access to a lease approved by the National Association of REALTOR. We provide both maintenance and accounting support. Finally, we remain current in landlord tenant law through our service on Legislative committees with both the National Association of Residential Property Manager (NARPM® ) and the National Apartment Association (NAA).

Our leasing services coordinate the marketing and advertising of your rental property. We will arrange for prospective tenants to see your property. A leasing video is prepared for all properties. Once a prospective tenant is identified, they are screened and weighted against the criteria established by the property owner. Once approved, a lease is executed and the tenant moves into the property. Video recordings are also done at the time of move in and move out. This allows for the accurate processing of security deposits.
The entire operation is coordinated by our management team. This team has a fiduciary responsibility first and foremost to the property owner. In their oversight of tenant service, leasing, maintenance and accounting they are required by the Pa Real Estate Commission to act in the owners best interest. Our management team as a core belief looks out for the owner, period. One of the key services provided is the teaching of owners to understand the reports produced by our professional management software. Finally, the management team is in place to ensure that an owner getting an answer to their question does not get in the way of keeping their tenant happy. This is because we all know a happy tenant leads to a profitable rental situation.

HARRISBURG AREA INFORMATION
Harrisburg, the capital city of Pennsylvania, is home to nearly 50,000 residents and, in 2010, was rated the second best place in the U.S. to raise a family by Forbes Magazine. This historical city is home to the state Capital building and is known for the Harrisburg Area Community College (HACC), one of the state’s biggest and oldest community colleges. Recently moved into the area as well is the Harrisburg University of Science and Technology, a private university that offers both undergraduate and graduate degrees. Harrisburg also has its own public airport, the Harrisburg International Airport (HIA).
One of the most popular sites in the city for food, drink, and entertainment is Restaurant Row on Second Street. It consists of approximately 23 places to eat and drink, all of which range from classic American-style dining like Aroogas and the Firehouse Restaurant, to a variety of ethnic eateries like Arepa City (Venezuelan cuisine) and El Sol (Mexican cuisine). Also in town is Carley’s Ristorante and Piano Bar, a place popular for its rustic Italian dishes and baby grand piano. Zembie’s Sports Tavern nearby offers pub-style dining and at night hosts karaoke. Second Street in Harrisburg is also a key player in the burgeoning craft brew scene as it is home to some of the most extensive tap lists in the area. Anthony’s Micropub features 80 brews on tap, while the newly installed Federal Taphouse features 100 brews on tap, and the Susquehanna Ale House features 70.
Harrisburg is also known for the street festivals that it hosts like the annual ArtsFest, the American Music Festival, the Market Square Concerts, and Kipona. ArtsFest occurs yearly in Riverfront Park by the Susquehanna river and is made up of over 100 local, regional, and national artists in anything from fine art to photography. It is also comprised of a FilmFest and Kidsfest, as well as hosting a variety of musical acts on Kunkel Stage by the river. On the 4th of July weekend, The American Music Festival places artists on five different stages throughout the city and on City Island, and concludes with the a fireworks show. The Market Square Concerts feature artists and orchestras performing classical chamber pieces by famous composers such as Mozart, Brahms, Bach, and many more. Kipona also takes place in Riverfront Park, and features live music, a Native American pow-wow, dragon boat races, and is home to the state’s annual Chili Cook-off Competition.
Some other notable sites in the city include City Island, Reservoir Park, the Broad Street Market, the Midtown Scholar, the Midtown Cinema, HMAC, and the Pennsylvania Farm Show Complex. City Island, located in the middle of the Susquehanna, bridges the east and west sides of the river. It is home to Harrisburg’s minor league baseball team, the Senators. Every season, hundreds come out to the Senators’ home stadium on the island, Metro Bank Park. The island also features train rides, miniature golf, playgrounds, batting cages, a carousel, and acts as the harbor headquarters for the Pride of the Susquehanna, the city’s paddle wheel riverboat cruise service. Reservoir Park on Walnut Street is made up of 90 acres of walking paths, sports courts, and the Reservoir Park bandshell where the Gamut theater puts on a free summer special, Shakespeare in the Park.
Midtown, located a few blocks away from Restaurant Row in downtown Harrisburg, is an up-and-coming neighborhood in the city that is making a name for itself through the cultivation of an independent art scene. The historical Broad Street Market, originally opened in 1860, is made up of approximately 40 vendors who sell locally grown food and prepared meals. Right across the street is the Midtown Scholar Bookstore, an independent bookstore in the area that contains over 100,000 works (new, used, and rare) as well as an outdoor balcony and in-house cafe. Nearby is the Harrisburg Midtown Arts Center (HMAC), home of the Stage on Herr, a concert venue that hosts local and touring musicians, the works of local artists, and a bar. A few blocks down is the Midtown Cinema, an independent theater that features indie and foreign flicks, as well as movie trivia nights, and a cafe.
Finally, it is worth noting that Harrisburg houses the Pennsylvania Farm Show Complex and Expo Center, a large gathering of buildings through which over 200 events are hosted each year. Some of the largest events that take place here include the Pennsylvania Farm Show and The Pennsylvania National Horse Show. The Farm Show is currently the largest indoor agricultural expo in the U.S. and is made up of hundreds of competitive exhibits in livestock, rodeo events, and more. The Pennsylvania National Horse Show spans 10 days of national championships in all varieties of horse competitions like show jumping, hunters, and gaited.

Property Maintenance Services
The Property Maintenance plan includes preparing the property for re-rent, coordinating routine maintenance, providing 24-hour call center for maintenance support, receiving maintenance requests from tenants, dispatching subcontractors and performing repairs as directed by Owner.
Accounting Services includes the collecting of rents, assessing and collecting of late fees, reconciling security deposits, monthly disbursements of funds by electronic transfer, providing online monthly statement to Owner, monthly and year-end financial reporting, access to online portal, and payment of bills for which Owner is responsible and scanning/uploading copies of bills and invoices.
Tenant Screening and Placement includes coordinating the advertising for the Property, free listing at RentCentralPA.com, standard photography of interior and exterior, showing property to potential tenants, screening and approval of prospective tenants, negotiating, preparing and executing lease agreements, collecting security deposits and performing move-in inspections.
