Lehman Property Management offers full service property management. This is our premium package and allows independent rental owners the ability to offer professional service to their tenants. This includes access to our professional leasing services and access to a lease approved by the National Association of REALTOR. We provide both maintenance and accounting support. Finally, we remain current in landlord tenant law through our service on Legislative committees with both the National Association of Residential Property Manager (NARPM® ) and the National Apartment Association (NAA).

Our leasing services coordinate the marketing and advertising of your rental property. We will arrange for prospective tenants to see your property. A leasing video is prepared for all properties. Once a prospective tenant is identified, they are screened and weighted against the criteria established by the property owner. Once approved, a lease is executed and the tenant moves into the property. Video recordings are also done at the time of move in and move out. This allows for the accurate processing of security deposits.
The entire operation is coordinated by our management team. This team has a fiduciary responsibility first and foremost to the property owner. In their oversight of tenant service, leasing, maintenance and accounting they are required by the Pa Real Estate Commission to act in the owners best interest. Our management team as a core belief looks out for the owner, period. One of the key services provided is the teaching of owners to understand the reports produced by our professional management software. Finally, the management team is in place to ensure that an owner getting an answer to their question does not get in the way of keeping their tenant happy. This is because we all know a happy tenant leads to a profitable rental situation.

Dauphin County—now 228 years old—is located along the banks of the Susquehanna River. The county neatly converges with eight other diverse counties in the state of Pennsylvania. A total of 558 square miles, it is a grand mixture of fields and farmlands, lakes and ponds, fishing and hunting areas, recreational parks, shopping centers, outlets of all varieties, new and old wineries, many easily reachable and well-kept golf courses, the famous Hershey Park, the Dauphin seat of government, and of course, Harrisburg the capital city of Pennsylvania.
Harrisburg is the only incorporated city in Dauphin County. The remainder of its scenic land is a combination of 12 boroughs, 23 townships, and several small villages, like Linglestown, at the base of Blue Mountain, a major stopping point for watching annual hawk migrations by all ages of bird lovers. The entire region features the best of both worlds: cosmopolitan and picturesque country for all four seasons.
Within the county there are 12 public school districts, four public charter schools, and currently 43 private schools, many of which are Catholic parish-based. The Capital Area Intermediate Unit 15, a state approved education agency, also offers a variety of services, including K-12 curriculum with a wide combination of special education and special needs schools. The county is also home to seven public libraries under the accommodating aegis of the Dauphin County Library System, strategically placed for all its residents to conveniently access. The county also features several eminent colleges and universities: Harrisburg Area Community College, Pennsylvania State University Harrisburg, Penn State Hershey Medical College, Temple University, Widner University of School of Law, Dixon University, Harrisburg University of Science and Technology, and several others.
There are two state parks located in Dauphin County: Boyd Big Tree Preserve Conservation Area and Joseph E. Ibberson Conservation Area. Serious backpackers enjoy the stunning wooded sections of the world-renowned Appalachian Trail that follow along Clark’s Creek and parts of Peter’s Mountain Ridge to Chambersburg. The remainder of the county’s undeveloped land is agricultural. Other industries vary, such as heavy manufacturing, government (the home of Harrisburg, Pennsylvania’s state capital and the county seat), education, food service manufacturing and distribution, logistics, resorts and entertainment, and much more.

Full Service Property Management includes all accounting and maintenance services, maintaining security deposits, serving tenant notices, coordinating evictions and appearing in court, sending tenant accounts to collection, strategic long-term planning, and performing regular and move-out inspections.
Property Maintenance Services
The Property Maintenance plan includes preparing the property for re-rent, coordinating routine maintenance, providing 24-hour call center for maintenance support, receiving maintenance requests from tenants, dispatching subcontractors and performing repairs as directed by Owner.
Accounting Services includes the collecting of rents, assessing and collecting of late fees, reconciling security deposits, monthly disbursements of funds by electronic transfer, providing online monthly statement to Owner, monthly and year-end financial reporting, access to online portal, and payment of bills for which Owner is responsible and scanning/uploading copies of bills and invoices.
Tenant Screening and Placement includes coordinating the advertising for the Property, free listing at RentCentralPA.com, standard photography of interior and exterior, showing property to potential tenants, screening and approval of prospective tenants, negotiating, preparing and executing lease agreements, collecting security deposits and performing move-in inspections.
