Lehman Property Management offers full service property management. This is our premium package and allows independent rental owners the ability to offer professional service to their tenants. This includes access to our professional leasing services and access to a lease approved by the National Association of REALTOR. We provide both maintenance and accounting support. Finally, we remain current in landlord tenant law through our service on Legislative committees with both the National Association of Residential Property Manager (NARPM® ) and the National Apartment Association (NAA).

Our leasing services coordinate the marketing and advertising of your rental property. We will arrange for prospective tenants to see your property. A leasing video is prepared for all properties. Once a prospective tenant is identified, they are screened and weighted against the criteria established by the property owner. Once approved, a lease is executed and the tenant moves into the property. Video recordings are also done at the time of move in and move out. This allows for the accurate processing of security deposits.
The entire operation is coordinated by our management team. This team has a fiduciary responsibility first and foremost to the property owner. In their oversight of tenant service, leasing, maintenance and accounting they are required by the Pa Real Estate Commission to act in the owners best interest. Our management team as a core belief looks out for the owner, period. One of the key services provided is the teaching of owners to understand the reports produced by our professional management software. Finally, the management team is in place to ensure that an owner getting an answer to their question does not get in the way of keeping their tenant happy. This is because we all know a happy tenant leads to a profitable rental situation.

The 263 year-old Cumberland County is home to over 200,000. It encompasses 551 square miles of farmland, historic downtown districts, state parks, streams, lakes, rivers, and more. The county includes 11 boroughs and 22 townships.
Cumberland County is home to three major state parks: Pine Grove Furnace, Colonel Denning, and Kingsgap. Pine Grove Furnace, once a smelting facility during the Industrial Revolution, now offers forested trails and two lakes (Laurel and Fuller) for public use and recreation. Both lakes have beaches and permit swimming. Visitors can also hike and bike four main trails, as well as camp out, or hike up the mile-long path to Pole Steeple for a renowned view over an 80-foot-tall cliff. Colonel Denning State Park is mostly known for the man-made lake (Doubling Gap) that resides within its boundaries, and for the hunting and fishing opportunities it provides. Game hunted within the park include turkeys, squirrels, and white-tailed deer. Doubling Gap permits the fishing of trout. Kingsgap Environmental Education Center consists of 1,454 acres of wildlife reserve, and is a popular destination for hiking and picnicking. The Pennsylvania Department of Conservation and Natural Resources organizes several educational programs for all ages here throughout the year. The park also offers hunting and orienting courses, as well.
In terms of education, there are six major institutions of higher education located in the county: Central Pennsylvania College in Summerdale, Messiah College in Grantham, Shippensburg University of Pennsylvania in Shippensburg, and Dickinson College, Penn State Dickinson School of Law, and the U.S. Army War College in Carlisle. The county is also home to the ITT Technical Institute and nine public school districts.
For arts and entertainment, the county is mostly known for the nationally-acclaimed auto shows in Carlisle, the Gettysburg Fruit and Wine Trail, the Whitaker Center, and the Roundtop Mountain Resort. The auto shows at the Carlisle Fairgrounds vary from car, truck, and motorcycle shows to auctions and competitions. Over 10,000 fans gather here each year at the 82-acre complex to participate in the shows. The Gettysburg Fruit and Wine Trail is a 20 mile-long trail through the Gettysburg countryside that features stops at local orchard markets, wineries, and more. The Whitaker Center in downtown Harrisburg provides a hands-on learning experience for kids with exhibits like the city-themed KidsPlace and the engineering and transportation themed Move It!. The center is also home to the 72-foot-high IMAX theater that plays special select features that range from educational to popular cinema. The Roundtrip Mountain Resort is a ski, snowboarding, and tubing resort by winter and an outdoor activity resort by summer. The outdoor summer activities include rope and zipline courses as well as paintball, vertical treks, and a cedar maze.

Full Service Property Management includes all accounting and maintenance services, maintaining security deposits, serving tenant notices, coordinating evictions and appearing in court, sending tenant accounts to collection, strategic long-term planning, and performing regular and move-out inspections.
Property Maintenance Services
The Property Maintenance plan includes preparing the property for re-rent, coordinating routine maintenance, providing 24-hour call center for maintenance support, receiving maintenance requests from tenants, dispatching subcontractors and performing repairs as directed by Owner.
Accounting Services includes the collecting of rents, assessing and collecting of late fees, reconciling security deposits, monthly disbursements of funds by electronic transfer, providing online monthly statement to Owner, monthly and year-end financial reporting, access to online portal, and payment of bills for which Owner is responsible and scanning/uploading copies of bills and invoices.
Tenant Screening and Placement includes coordinating the advertising for the Property, free listing at RentCentralPA.com, standard photography of interior and exterior, showing property to potential tenants, screening and approval of prospective tenants, negotiating, preparing and executing lease agreements, collecting security deposits and performing move-in inspections.
