Lehman Property Management offers full service property management. This is our premium package and allows independent rental owners the ability to offer professional service to their tenants. This includes access to our professional leasing services and access to a lease approved by the National Association of REALTOR. We provide both maintenance and accounting support. Finally, we remain current in landlord tenant law through our service on Legislative committees with both the National Association of Residential Property Manager (NARPM® ) and the National Apartment Association (NAA).

Our leasing services coordinate the marketing and advertising of your rental property. We will arrange for prospective tenants to see your property. A leasing video is prepared for all properties. Once a prospective tenant is identified, they are screened and weighted against the criteria established by the property owner. Once approved, a lease is executed and the tenant moves into the property. Video recordings are also done at the time of move in and move out. This allows for the accurate processing of security deposits.
The entire operation is coordinated by our management team. This team has a fiduciary responsibility first and foremost to the property owner. In their oversight of tenant service, leasing, maintenance and accounting they are required by the Pa Real Estate Commission to act in the owners best interest. Our management team as a core belief looks out for the owner, period. One of the key services provided is the teaching of owners to understand the reports produced by our professional management software. Finally, the management team is in place to ensure that an owner getting an answer to their question does not get in the way of keeping their tenant happy. This is because we all know a happy tenant leads to a profitable rental situation.

CAMP HILL AREA INFORMATION
Between Harrisburg and Mechanicsburg lies the borough of Camp Hill, a small but sprawling town known mostly in the area for its central location. Camp Hill is home to Holy Spirit Hospital, one of the area’s most celebrated and comprehensive healthcare systems. The hospital has seven centers of excellence including Cancer and Heart Care, Wound Healing and Hyperbarics, Emergency, Imaging, Surgical and Women’s Services. Camp Hill is also home to the Rite Aid Corporate Headquarters that employs hundreds in the area, as well as the State Correctional Institution, a prison run by the Pennsylvania Department of Corrections. Just outside of town is the Capital City Mall, where residents can choose from a wide variety of department, clothing, toy and specialty stores.
In terms of drinks and dining, the town offers everything from small scale cafes to brewpubs and fine dining. The popular family-owned Pennsylvania Bakery can be found right on Market Street in downtown Camp Hill. Here, customers can call ahead or drop in to pick up customized cakes and pastries that are fresh and locally made. Also on Market Street is the Cornerstone Coffeehouse. Cornerstone offers coffee, food, and art, and every month features the work of a local artist. On Saturday and Sunday nights, local musicians perform their own original pieces free of charge. The Brewhouse Grille is popular for its patio and extensive collection of microbrews, and also features musical artists at night.
There is plenty to do outdoors. Camp Hill is home to three big parks: Siebert, Willow, and Beverly. The most well-known of these is Siebert, as it offers baseball fields, tennis and basketball courts, and also houses the Camp Hill Municipal Pool. Willow Park, on the other hand, is a quieter nature park with walking paths, gazebos and Willow Run Creek, a rich site of environmental study. Beverly Park, like Siebert, is a recreational park with playground equipment and a few sports courts. Community sports leagues (softball, soccer, baseball, and swimming) typically use these park grounds for practices and meets. Similarly, the Camp Hill community organizes several summer camps for youth, and uses the parks as meeting grounds for these events.
Furthermore, Camp Hill hosts the annual Goddard Trail 5k Run, a 4.5 mile run through the historical Goddard Trail. All proceeds go to revitalization of the trail and surrounding area. Camp Hill also hosts an annual Memorial Day Parade put on by the American Legion Post 43. Thousands on the west shore gather for the event to watch cars, bands, and other local organizations march through the town.

Property Maintenance Services
The Property Maintenance plan includes preparing the property for re-rent, coordinating routine maintenance, providing 24-hour call center for maintenance support, receiving maintenance requests from tenants, dispatching subcontractors and performing repairs as directed by Owner.
Accounting Services includes the collecting of rents, assessing and collecting of late fees, reconciling security deposits, monthly disbursements of funds by electronic transfer, providing online monthly statement to Owner, monthly and year-end financial reporting, access to online portal, and payment of bills for which Owner is responsible and scanning/uploading copies of bills and invoices.
Tenant Screening and Placement includes coordinating the advertising for the Property, free listing at RentCentralPA.com, standard photography of interior and exterior, showing property to potential tenants, screening and approval of prospective tenants, negotiating, preparing and executing lease agreements, collecting security deposits and performing move-in inspections.
